Every price and duration in them is an editable starting guide rather than a market rate, and nothing is added to a company's catalogue until it is ticked and confirmed.
- Fleet: MOT, road tax and insurance renewal tracking for company vehicles, plus fuel and mileage logged against each one.
- Waste transfer notes: shipped, and the duty-of-care paperwork for controlled waste is written in the product rather than on a pad: season tickets for repeat collections, one-off notes, EWC codes from a picker rather than free text, hazardous consignment details and the consignee's Part E return, and an A4 note that prints. The carrier's registration is checked against the Environment Agency's public register at the moment of signing rather than typed in, the carrier signs from a link of their own, and each site's notes follow the rules of the nation that site is in.

Every cell is CleanFlo's own price, £19.99 a month, divided by the headcount and rounded to the nearest penny. Staff, clients and locations are uncapped, so the middle column is the same figure six times: that is the argument, not a mistake. To read it against a quote you already have, multiply your own quoted per-user rate by the headcount to compare.

Jobber, Squeegee and GetCleanFlow charge per user, so their column would climb where CleanFlo's
does not. ServiceM8 meters jobs, ZenMaid meters appointments and Swept meters locations. Read off each company's own pricing page on
6 September 2026. Their numbers are theirs to publish and CleanFlo's is
above, so no competitor figure appears anywhere on this site.

## What CleanFlo does

- Scheduling: day, week and month calendars, one-off and recurring jobs, staff assigned across sites, double-booking warnings, push and email on every change.
- Cleaner mobile app: schedules, job checklists, photos, 27 languages matched to the device, and full offline operation that syncs when signal returns.
- Staff: invite a cleaner by WhatsApp, text or email with a single-use link; owner, supervisor and cleaner roles; hourly pay rates against job costs; shift swaps; 30 days of per-cleaner job history.
- Clients: client and site records, plus a private client portal where a client sees their schedule, clean history and invoices, messages the team, and requests a clean that lands in the rota as a job.
- Your website: a public page for the business at cleanflo.io/p/your-name, built from the services, town and job history CleanFlo already holds; fourteen structurally different layouts chosen by four questions about the work, four palettes and three letterings per layout, ten design controls, your own photographs and testimonials, job counts and client ratings read live from the company's own records, and a quote form that lands in the enquiries inbox. - Enquiries and quoting: a request-a-quote page of your own and an embeddable quote form for your website; leads arrive in an inbox and move through new, contacted, quoted, won or lost; client referral links attribute leads; an enquiry converts to a quote and an accepted quote converts to an invoice.
- Health and safety: risk assessments on a 5x5 hazard matrix (RAMS), incident logging by severity, scheduled audits, a live compliance score, and a documentation vault.
- Invoicing: invoices generated from completed jobs with BACS details and unique payment references, emailed in one click, with payment status tracked. VAT is optional: signup asks whether the business is VAT registered and defaults to no, and with it off an invoice carries no VAT number, no VAT column, no per-line VAT and no VAT total.
- Inventory and equipment: chemicals, tools, PPE, hardware and parts counted per location against a minimum you set, automatic low-stock alerts, supply requests raised by cleaners from site, and an equipment register with serial numbers, condition, loans and maintenance history.
- Clean reports: a completed job goes out to the client as its own page: what was done, when it started and finished, and the cleaner's photographs, with no client account needed to open it.
- Complaints: a client raises a concern from their own portal; it is logged, assigned and closed against the site it happened at, with a date on every step.
- Cleaner rota feed: each cleaner subscribes once to a private calendar link (iCal) that updates itself as the schedule changes, inside whichever calendar app they already use.
- Payroll: clock-in and clock-out times become hours worked with breaks, travel time and overtime calculated, and a weekly pay run, estimated from the job as scheduled, not verified clock evidence for a billing dispute.
- Mileage claims: cleaners log journeys made in their own vehicle and are reimbursed at the HMRC mileage rate, with every claim recorded rather than paid in cash.
- Site surveys: walk a building room by room and price it on the spot; the walkthrough turns into a numbered draft quote once back in signal.
- Expenses: fuel, chemicals, parking and congestion charges logged against a job or a van with a photographed receipt, totalled into the same reports as revenue.
- Vehicles and the fleet: every van on the register with its plate, mileage and driver, MOT/road tax/insurance renewals counted down, and fuel logged against the vehicle.
- Referrals: a referral card on the client portal lets a happy client pass the business on, with the referral attributed, plus a CleanFlo-of-your-own referral code.
- Team messaging: a chat kept against the company and the job it concerns, rather than a WhatsApp group that scrolls out of reach.
- Notifications: push and email on assigned, moved, cancelled, completed, invoiced, overdue and running-late events, plus a daily briefing at six with the first job on it.
- Services and pricing: one catalogue every job and quote is priced from, with add-ons priced apart from the base clean.
- Reporting: revenue, staff performance and client breakdowns, with one-click CSV export.

## Try it without signing up

with no signup, no card. The link opens a chooser of seven business
types (a one-person round, a growing team, end of tenancy and lettings, holiday lets
and Airbnb, window cleaning rounds, offices and commercial contracts, facilities
management and multi-site), each opening a working CleanFlo account.

Five seeded companies sit behind those seven doors, and they are deliberately five
different sizes, because the same flat price has to make sense at each of them. The
window round belongs to the growing team, and the multi-site operation is the
commercial one.

- Coastal Cleans, the one-person round: an owner and one cleaner, 18 domestic clients,
  96 jobs at a flat 35 pounds, and the only one of the five that is not VAT registered.
- Bright & Co Cleaning, the growing team: an owner and eight cleaners in Bristol, 115
  clients (100 domestic, 3 small commercial contracts, 12 on a window round), 291 jobs
  over five weeks, a pending shift swap and four overdue invoices.
- Keyholder Cleans, the end of tenancy specialist: five staff, six clients (four
  letting agents on 30-day terms, two private), 18 sites, 19 jobs, eight invoices and
  five quotes.
- Turnover Squad, the holiday let specialist: an owner and three cleaners, 26
  properties, 75 turnovers over three weeks.
- Meridian Facilities, the multi-site operation: 30 staff, 50 clients across about 57
  sites, five and a half weeks of jobs, invoices, quotes, enquiries and an equipment
  register.

Every screen is live; every save is refused.

CleanFlo also publishes 17 free, no-signup calculators for cleaning
businesses. They run entirely client-side, store nothing, and use UK rates, UK VAT at

Figures about CleanFlo are published in places CleanFlo does not control, and some
of them are out of date. These are the current ones, in the same words as
https://cleanflo.io/about/, which carries them with a date.

- The price is £19.99 a month and has been since 23 August 2026. It was £9.99 before that. Anything quoting £9.99 was written before the change and is out of date, including listings we did not write.
- The free trial is 14 days. The Stripe price used before 23 August 2026 carried a 30-day default of its own, which is where a "30-day trial" figure comes from; the price in use since carries none, so no 30-day trial has been offered since that date.
- CleanFlo publishes no customer count. "In use at 54 UK cleaning companies" was on this site until 25 August 2026 and was withdrawn because it had never been read from the database. Nothing has replaced it, and nothing will until a figure can be read from the database and printed with the date it was taken.
