CleanFlo vs ZenMaid

ZenMaid is purpose-built software for residential maid services, and it does that job well. The question for a UK reader is whether a US residential-first product fits a business that also does commercial work and has to answer to UK VAT and health & safety rules.

Residential-first is a real strength, and a real constraint

ZenMaid has been built around residential maid services for years and the workflows show it. Recurring domestic schedules, cleaner assignment and customer communication are handled thoughtfully because that is the business it was designed for.

The constraint is what sits outside that. Most UK cleaning companies that grow do not stay purely domestic. They add end of tenancy work, then office contracts, then multi-site commercial. That transition brings requirements a residential-first product does not need to solve: per-site cleaning specifications, contract-level reporting, compliance documentation and multi-site staff allocation.

CleanFlo handles domestic rounds and commercial contracts in the same system, which matters most at exactly the point a business is growing and least when it is not.

The UK gap

This is the clearest practical difference. ZenMaid is a US product serving a US market: sales tax rather than VAT, US payment rails rather than BACS, dollars rather than pounds.

None of that makes it unusable in the UK, but it means the invoice you send is not natively the invoice a UK client expects, and your accountant will notice. A UK VAT invoice needs a VAT registration number, net and VAT shown separately, the tax point, and, because most UK commercial clients pay by bank transfer: a sort code, account number and reference.

CleanFlo produces that format because it produces no other. If you are a UK cleaning business, that is a daily convenience rather than a one-off setup question.

Compliance is the other divide

UK cleaning contractors carry documentation obligations that US residential cleaners largely do not: COSHH assessments for every hazardous product and task, site-specific risk assessments, method statements, training records, and an incident log.

Commercial clients ask for these during tenders as standard. Facilities management providers will not engage a sub-contractor without them.

CleanFlo includes a compliance engine: 5×5 hazard matrix risk assessments per site, incident logging by severity, scheduled audits and a live compliance score. If your work is entirely domestic you may never need it. If you intend to win a single office contract, you will.

An honest summary

If you are a US residential maid service, ZenMaid is built for you and this comparison is not really relevant.

If you are a UK cleaning company: particularly one that does or wants to do any commercial work: the UK-native invoicing, GBP pricing and built-in compliance are the reasons to look at CleanFlo, alongside flat pricing that does not scale with cleaner count.

Check ZenMaid's current pricing on their own site; we deliberately do not quote competitor prices because they change and a stale figure helps nobody.

Frequently asked questions

01 Is ZenMaid suitable for UK cleaning businesses?
It can be used in the UK, but it is built for the US residential maid service market: sales tax rather than VAT, US payment rails rather than BACS, and USD-first pricing. UK businesses that need VAT invoices with BACS details and health & safety documentation for commercial clients will find those areas need workarounds.
02 What is the best ZenMaid alternative in the UK?
For UK cleaning companies, CleanFlo covers the same residential scheduling ground while adding UK VAT invoicing at 20%, BACS payment details with references, multi-site commercial contract management, and a health & safety compliance engine with RAMS and risk assessments. It is £9.99 per month with unlimited staff.
03 Does CleanFlo work for purely domestic cleaning businesses?
Yes. Recurring schedules, client and location profiles, job checklists, the cleaner mobile app and invoicing all work exactly as well for a domestic round as for a commercial contract. The commercial and compliance features simply sit unused until you need them.
04 Can I run both domestic and commercial cleaning in CleanFlo?
Yes, that is a core design goal. Domestic rounds and commercial contracts live in the same schedule, with per-site cleaning specifications, separate compliance tracking per location, and invoicing that handles both households and corporate clients on BACS terms.
