Why end of tenancy is a different business to regular cleaning

A domestic round is built on recurring revenue and long client relationships. End of tenancy is the opposite: every job is a new client, the price is fixed, the notice is short, and the work is judged against an inspection you are not present for.

That changes what the software has to do. There is no rota to build week after week: instead there is a constant stream of one-off jobs that need quoting fast, scheduling around key access, and invoicing to a mixture of individual tenants and letting agents on account.

It also means quoting accuracy matters far more. On a recurring domestic client, a job that runs 30 minutes long costs you 30 minutes. On a fixed-price end of tenancy quote, a property in worse condition than described can wipe out the entire margin on the job.

The three things that protect your margin

  • Quote from hours, not from bedrooms alone. A two-bed flat left immaculate and a two-bed flat after four years of students are the same property and a completely different job. Our end of tenancy calculator builds from condition and extras, not just room count.

  • Price the re-clean guarantee in. A 48–72 hour guarantee is the standard UK expectation and the main reason a tenant picks one quote over a cheaper one. Build 3–5% into every job to cover it rather than treating each one as a loss.

Letting agents are the most valuable client type in end of tenancy work and the most demanding. They send repeat volume without you spending anything on marketing, and they will drop you the first time a check-out inspection fails.

Three things keep agent relationships: turn up when you said, produce a consistent standard regardless of which team went, and invoice properly on account rather than chasing individual jobs. The second is the one that needs a system: a checklist every cleaner works to is the difference between a standard and a hope.
