What the deposit actually depends on
Tenants buy end of tenancy cleaning to protect a deposit, which means your real deliverable is passing the letting agent's check-out inspection: not a subjective standard of "clean". That changes how you should price and how you should protect yourself.
Three things account for most deposit disputes over cleaning: the oven, limescale in bathrooms, and inside kitchen cupboards and appliances. If your quote excludes any of them, say so in writing on the quote itself, not in a phone call.
Offer a re-clean guarantee: typically 48 to 72 hours, and price it in. It costs you a small amount of capacity across the year and it is the single strongest reason a tenant picks you over a cheaper quote.
Where end of tenancy jobs lose money
- Ovens quoted blind. A neglected oven is a 90–150 minute job with dip tanks and caustic. Quote it as a named extra with a price, never "included".
- Properties not fully vacated. Cleaning around boxes doubles the time. Put "property must be empty of all belongings" on the quote and charge a waiting or return fee.
- Carpets sold as included. Steam cleaning is a separate machine, separate drying time and separate liability. Always price it per room.
- Same-day turnarounds. Agents will ask. Charge for it: 20–30% premium is normal and nobody blinks.
