Room-by-room timings for a regular clean
These are single-cleaner times for a property in average condition. Add 30–50% for heavy soiling, pets or long-term neglect, and 20–30% for a furnished property with a lot of surfaces and ornaments.

Why two cleaners is not twice as fast
Putting a second cleaner on a job typically delivers 1.7 to 1.8 times the output, not 2.0. Time goes on dividing up the work, sharing equipment, moving around each other in small spaces, and coordinating the finish so nobody re-cleans a room.
The efficiency improves with property size. On a studio flat a second cleaner adds very little. On a four-bed house or a large office floor, a pair working a planned split can approach 1.9.
Where a second cleaner genuinely pays is on-site duration rather than cost. Domestic clients and letting agents care about how long you are in the property, and halving a seven-hour job to four hours on site is often what wins the booking.
The clutter multiplier
Clutter is the single largest and least-predicted variable in domestic cleaning. Cleaning a clear worktop takes seconds. Cleaning a worktop with fourteen items on it means moving fourteen items, cleaning under them, and putting them back. That is four to six times longer for the same square metre.
When quoting a property you have not seen, ask directly: "Will surfaces be clear, or should we plan to work around things?" The answer moves your estimate by 20–40% and costs you nothing to ask.
For recurring clients, the first clean is always the slowest. Time falls by 15–25% by the third visit as the cleaner learns the property and the property stabilises at a maintained standard.
