Airbnb and Holiday Let Turnover Calculator
A changeover is not a regular clean with the beds done. It is a fixed window between two guests, priced per turn, with linen, towels and restocking on top. Put in the property and the bookings and this shows the price per turnover, what the property is worth a month, and what is left after paying the cleaner.
Quick answer
How much should I charge to clean an Airbnb between guests?
On CleanFlo’s starting catalogue prices, a two-bedroom turnover is £60 for the clean in about 105 minutes, plus £8 a bed for linen, £5 a towel set and £10 for a welcome pack restock: £96 a changeover. Eight turnovers a month, two of them same-day at £15 extra, is £798 a month.

Agree the check-out and check-in times with the host in writing. The gap between them, not the size of the property, is what decides whether a turnover needs one cleaner or two.
Every changeover on the same board
CleanFlo puts each changeover on the rota with the property’s access notes and checklist on the cleaner’s phone, photos on the job, and the visit priced from the catalogue you set once.
A turnover is priced per turn, not per hour
Hosts and letting agencies buy changeovers by the turn. They want one number per property that does not move when a cleaner has a slow day, so the price has to carry the time, the linen and the restock inside it.
That is why this calculator starts from a price per turnover rather than an hourly rate, and shows the hourly figure afterwards as a check. If the turnover an hour worked comes out below what your hourly rate calculator says you need, the turnover price is too low.
Stop doing this by hand
CleanFlo prices jobs, builds the rota, sends VAT invoices and tracks compliance, so the sums happen once, automatically.

Where the opening prices come from
The calculator opens on CleanFlo’s own Holiday Let & Airbnb shelf: the starting prices and times a new account is offered in the services catalogue. They are a starting guide rather than a survey of what your area pays, and the catalogue says so of itself. Every figure is editable.
| Line | Starting price | Starting time |
|---|---|---|
| Studio / 1 bed turnover | £45 | 75 min |
| 2 bed turnover | £60 | 105 min |
| 3+ bed turnover | £80 | 135 min |
| Bed linen change and make-up | £8 a bed | On the visit |
| Towel change and fold | £5 a set | On the visit |
| Welcome pack restock | £10 a visit | On the visit |
| Same-day guest turnaround | £15 a booking | On the visit |
The same-day turnaround is the expensive one
A guest out at ten and the next one in at four leaves six hours, and the clean is only part of it: the linen has to be on site, the laundry has to be somewhere, and a late check-out eats into the window with no warning. That is why same-day turnarounds carry a supplement here rather than being priced like any other turn.
The gap between check-out and check-in, not the size of the property, decides whether a turnover needs one cleaner or two. Agree both times with the host in writing, and price a second cleaner in when the window is short.
What this calculator leaves out
The figure left after labour is before linen stock, laundry, consumables, fuel, insurance and the hours spent answering hosts. If you supply the linen, its replacement cost belongs in the per-bed price. Run the result through the profit margin calculator to see the margin once overheads are counted.
