CleanFlo is the turnover rota, the per-listing checklist and the host's proof for UK Airbnb and short-let cleaners.
Built in Cornwall. No signup needed to look: the demo is a real CleanFlo company, open to anyone.
Airbnb cleaning software, built for the gap between checkout and check-in
Six listings, three hosts, one Saturday. Each one has to be ready before the next guest walks in, and each host wants to see that it was.
Turnovers against the guest's times
Put the checkout and check-in the host gave you on the job as its start and its length. CleanFlo does not read the booking calendar; you enter the turn, and it flags one that is running late against a threshold you set.
A checklist for each listing
One template per property, so the loft's list is not the mews house's. Beds, linen and towels, the welcome tray, bins and the restock, as tasks the cleaner ticks rather than a list they are meant to remember.
Photographs the host can open
Up to twelve a turnover, labelled before or after, attached to the job rather than left in a camera roll. A host or co-host with a portal PIN opens the turnover and sees them.
Lockbox codes on the property
Access notes travel with every job to the cleaner's phone: the lockbox code, where to park, which bin store, which key is which. Change it once on the property and every turnover after it is right.
Hosts as clients, listings as properties
Each host is a client with as many properties as they list. A co-host running nine flats is one client, nine locations and one invoice, with every turnover filed against the flat it happened in.
One invoice per host
Completed turnovers wait under the host until you raise the invoice, and each line names the property and the date. BACS details and a unique reference on it, VAT only if you are registered.
Airbnb and short-let turnovers
If the book is really one of these:
- Holiday cottages and lodgesBigger properties, longer stays, and a linen load that has to be back before the next changeover.
- End of tenancyMove-outs for letting agents, judged against an inventory schedule rather than a guest review.
- Domestic roundsWeekly and fortnightly houses, the same customer each time, with no check-in to beat.
Carpets, ovens and the deep clean between seasons are services on this same book. Carpets and upholstery and one-off and specialist cleans are the pages for an operator whose whole book is that work.
The host is the client and the guest is the deadline
An Airbnb turnover has two people in it who are never in the room. The guest who has just left set the deadline, and the guest about to arrive will write the review. The host, who pays the invoice, may be in another city, and wants to know before the check-in that the flat was ready.
That makes it a different job from a weekly house, where the client is the person whose kitchen it is, and from a coastal cottage, where the owner is often the one who hands over the keys. Here the host may run six listings, have never met the cleaner, and judge the whole relationship on three things: the report, the photographs and the invoice.
So CleanFlo holds a host as a client and each listing as a property under them. The turnover is filed against the property; the photographs, notes and lost property against the turnover; and the host opens all of it with a link and a PIN rather than by asking. When a host wants it in writing, the finished job prints a one-page clean report with the times, the checklist as it was ticked, the notes and the photographs.

Airbnb, holiday lets and end of tenancy are three pages on purpose
A holiday let changeover and an Airbnb turnover are close cousins: linen, a window between guests, photographs before the next arrival. What differs is who is on the other end. A coastal cottage is usually one owner, one property and a Saturday; an Airbnb book is several hosts with several flats each, turnovers on whatever day the calendar says, and co-hosts who want to see the job from their phone. If your book is cottages and lodges, the holiday let page is written for you.
End of tenancy is a different job altogether: an empty property, a fixed price from bedrooms and condition, an inventory clerk's inspection you are not there for, and a letting agent invoiced on account. That is the end of tenancy page. A host who asks for a deep clean between two long-term tenants is asking for that job, and it is worth pricing as one.
All three can sit on the same account and the same Tuesday. They get separate pages because the person reading has one of them to do today.
What the bill does when you take on more listings
This is the question worth putting to every product in this corner of the market, and it is not what the software costs today. It is what growth costs. A turnover cleaner who wins a second owner with four listings in March finds out that month which kind of product they bought.
CleanFlo's answer is the whole of the answer: £19.99 a month, flat. Unlimited staff, clients and locations, and a listing is a location. The bill on the day you hold forty is the bill on the day you hold four, and the cleaners' app is in it rather than beside it.
| What happens | On CleanFlo | Priced by the property |
|---|---|---|
| You take on ten more listings | £19.99 | Ten more on the meter |
| An owner leaves and takes three with them | £19.99 | Three come off it |
| A quiet January with nothing booked | £19.99 | The listings are still on the bill |
| You put two more cleaners on | £19.99 | Not what the meter counts |
The two products this search returns are priced the other way round, and both publish their own pages rather than being described second-hand here. Changeover sets its price with a slider for the number of properties on the account, in their word rather than ours, quotes anything past twenty, and its own site says it is launching soon rather than launched: read on 6 September 2026. Turno publishes its own pricing page, and it is the one to open: their site did not answer us on 6 September 2026, so nothing about their plans is described here, and the question in the table is the one to put to it.
No figure of anybody else's is printed here on purpose. A competitor's price copied onto our page is a price that goes out of date on their schedule and stays on ours, so what this section compares is the shape of the bill, and the numbers stay where their owners can change them.
The row that goes the other way, because a comparison that never loses is not a comparison: if you clean for one owner with one listing, a product metered by the listing is cheaper than a flat fee, and it stays cheaper until roughly the third or fourth. Flat pricing is the argument for a book that is going to grow, and for the fortnight in which it grows faster than you expected.
None of this changes the other half of the honest answer, which is on this page already and unchanged: nothing in CleanFlo reads a booking calendar. That is what the FAQ below says, and per-listing pricing is what the products that do read one are charging for.
What this does not do
CleanFlo does not connect to Airbnb, Booking.com or a channel manager, and there is no iCal sync. A new booking does not create a turnover. You take the checkout and check-in times from the host's calendar and put the turn on the rota, or set it repeating weekly, fortnightly or monthly and add the odd dates by hand.
Stock is one number across the company, not one per property. Consumables live on each listing's checklist as tasks, the cleaner can request supplies from the job, and the inventory screen warns when a line drops below its minimum. If you keep a cupboard at every flat, that is one inventory item per flat with the flat in its name, which is a workaround rather than a feature.
There is no smart-lock integration and no guest messaging. The lockbox code lives in the property's access notes, a field a cleaner reads rather than a lock CleanFlo opens. Hours in reports are estimated from the job as scheduled rather than read from a verified timesheet.
